Incheon for English teachers: airport city wages, Seoul commute math, and who it suits

We've placed teachers in Incheon since before Songdo and Yeonsu were built out. The city split cleanly into two markets: the older downtown near Bupyeong and Juan, and the newer international districts around Songdo. Which one you land in changes the job.

What hagwons actually pay

Here's the part we have to be honest about: there is no government body that sets hagwon salaries. Unlike EPIK public school pay, which the Ministry of Education publishes, a hagwon's E-2 offer is whatever the owner decides to advertise. We can tell you what we see across our own postings, and we're happy to walk you through how a specific Incheon offer compares. Any full-time offer should sit comfortably above the legal monthly minimum wage. If a number looks low, ask us before you sign.

What we can point to with real numbers is the deductions that come out of that salary, because those are set by law:

On a 2.3–2.5 million won salary, that works out to roughly 109,000–119,000 won a month toward pension and 83,000–90,000 won toward health insurance, before the small long-term care add-on. Worth knowing: the pension rate rose from 9% to 9.5% for 2026, with the employee share going from 4.5% to 4.75%, and it keeps climbing half a point a year through 2033 under the pension reform. Your take-home shrinks a little every year regardless of what your contract says.

Rent: this is where Incheon actually wins

An analysis of February 2024 government transaction data by the rental platform Dabang found new-build studios averaging 1,015,000 won a month in Seoul and 537,000 won in Incheon, both with a 10 million won deposit, so Seoul ran about 1.9 times higher. Rents have moved since then; the gap is the part that tends to hold. That's specifically for newer studios (five years old or under, standard deposit); older buildings in Bupyeong or Juan run cheaper still, and Songdo's newer towers will sit above the Incheon average, not below it. Check actual listings for the specific neighborhood before you sign anything. These are city-wide averages, not a quote for any one building.

Commute to Seoul: real numbers are hard to pin down

The AREX express train covers Incheon Airport Terminal 1 to Seoul Station in about 43 minutes. That part is well documented and consistent across sources. From Bupyeong, Seoul is a straightforward Line 1 ride with a transfer for most of the city, but the time depends on where you are going.

Beyond that one route, we don't have verified official timings for Gangnam or Jongno from each Incheon neighborhood, and honestly, they vary a lot depending on which transfer you catch. Pull up Kakao Map or Naver Map for your specific address before you commit to a contract. Don't trust a table someone wrote without checking.

Two markets, two different jobs

Bupyeong and Juan feel like ordinary Korean suburbs. Hagwons here serve local families, run fuller classes, and lean on test prep and phonics. Songdo and Yeonsu were built as international zones in the last two decades and market themselves as premium, with smaller classes and parents who often lived abroad.

Who it suits

Incheon works if you want real savings on rent without giving up subway access or Costco. It doesn't work if you need to be in Seoul more than once a week. The commute is doable, not casual. The airport also means cheap weekend flights to Japan or Taiwan, and Incheon has actual coastline at Wolmido and the Yeongjong beaches. Nothing spectacular by international standards, but it's close.
